Office building near Rose Bowl sells for $4.1 million


Beaumont Land Acquisitions of Arcadia, Calif. purchased a 11,430 sq. foot office/retail building in the Old Town section of Pasadena, Calif. for $4.1 million ($358 per sq. foot) on June 12.

The property at 39-45 E. Union St. was sold by 39 E Union LLC, which was represented by Scott Martin and Deborah Leudy of NAI Capital.

Jim Read of Sperry Van Ness represented the buyer.

The structure, built in 1905 and renovated in 1989, was 65 percent leased at the time of the sale. Tenants of the building include Chignon Hair Salon and a landscape architect.

The buyer plans to fully lease the remaining space, including a restaurant space that has been vacant. It is located near Colorado Boulevard and the 210 Freeway, just south of the Rose Bowl.
