Santa Ana, Calif.-based
Triple Net Properties has sold a 32-story Denver skyscraper to Toma West LLC.
Records indicate the building sold for nearly $115 million.

Ron Urgitus and
Mary Sullivan of
CB Richard Ellis represented Triple Net in the deal.
Built in 1973, the building is located at 633 17th St., and is 90 percent leased with the state and federal government occupying about 42 percent of the property.
Toma West also acquired the five-story Plaza Garage parking structure and the Lighthouse Lot surface parking lot.
Triple Net Properties is a real estate firm specializing in asset and property management, brokerage, leasing, analysis and consultation services.
Swan is a member of CBRE's Institutional Group, a boutique group of high-producing professionals. He has 22 years of commercial real estate experience and received his B.A. in political science from Miami University in Oxford, Ohio.
Urgitus is an executive vice president at CBRE and has been with the company since 1989. He was awarded "Regional Rookie of the Year" in 1990 and named CBRE's top investment professional in 1999, 2000 and 2001.
Sullivan joined CBRE in 1981 as an investment specialist and is now an executive vice president. In 2006, she was awarded CREW's Woman of Influence Award and was selected to joint the Board of Directors for Compass Bank.
The three brokers together have set a Denver record in sales volume in 2006 with over $1 billion in sales.
