10/12/2007Colliers St. Louis negotiates $90.6 million sale of office portfolio

Fulcrum Asset Advisors LLC has sold its four-building office portfolio in the Creve Coeur Corporate Center in Creve Coeur, Mo., for $90.6 million to
JP Morgan Asset Management.
Scott Bazoian, Jim Mosby, Carrie Pechloff Mauch, Paul Hilton and Mike Hanrahan of
Colliers Turley Martin Tucker's St. Louis office represented Fulcrum in the deal while JP Morgan was self-represented.
The portfolio contains 567,594 square feet and is located at 600-622 Emerson Rd. Built in the 1980s and 90s, the buildings are currently 89 percent leased to tenants such as Capri Casinos, Drury Hotels and Benham.
Creve Coeur, Mo. is a St. Louis suburb with a population of roughly 17,000.
Fulcrum is a privately held real estate investment and operating company that specializes in making and managing investments in office and industrial properties
Bazoian joined Colliers in 1983 and is now a senior vice president with the company. He was recognized as a top producer in 2000 and 2001 and holds a Business Administration degree from the University of Missouri-Columbia.
