Five Questions with Grubb & Ellis' Richard Davis Jr.

Richard Davis Jr. is a vice president with Grubb & Ellis' Industrial Group in Orlando, Fla. He grew up in the brokerage and industrial development field with his family and is a graduate of High Point University in High Point, N.C., where he received his bachelor's in Business Administration and a minor in History.

CREF: How did you get into the real estate business?
RD: My dad was a developer and a broker and I got into the business about 14 years ago. My first job was with McCain & Company and then I went to Rebman Properties as a broker and now I'm here at Grubb & Ellis.

CREF: Why the specialization in retail commercial real estate?
RD: I just like it. I grew up around industrial real estate. My dad didn't really have an influence on that decision; he didn't really push me in that direction. But he did own and develop industrial properties.

CREF: What notable deals have you worked on?
RD: I sold a former Costco Building, helped with the acquisition of 35 acres of land on International Drive, and a couple build-to-suit properties.

CREF: How has the industry changed since you've been involved?
RD: The industry is a lot more competitive and it's a much more technologically-based business - you know, how fast can you get things done. The business itself hasn't changed, the basics are the same, but the mechanics have changed.

CREF: How does the market look over the next 12 months?
RD: I think we are going to see a significant slow down. There are already signs pointing towards that. The level of activity has showed that we're slowing down although rates have stayed relatively flat in the last quarter, the absorption has not been on the same pace as it was in previous quarters.

CREF: What literature do you read to stay up-to-date?
RD: I read several publications: Southeast Real Estate News and various Grubb & Ellis publications. I read the Orlando Business Journal here locally because I work in the central Florida market.
