Gary Lemire, Bill Moylan,Chris Angelone, Matt Pullen and Robert Fitzgerald of CB Richard Ellis' Capital Markets Team represented the seller and procured the buyer. The three-story office building contains 105,675 square feet and is located at 10 Cabot Rd. in the 36-acre Wellington Business Center. It was 100 percent occupied at the time of sale with major tenants including AMFM Operating, Inc., a wholly owned subsidiary of Clear Channel Communications, Federal Express and Physicians Professional Services, an operating unit of Harvard Medical Faculty Physicians. Medford is roughly 5 miles north of Boston. Lemire, senior vice president and partner with CBRE New England, joined the company in 1994 where he has completed more than $1 billion in real estate transactions. He is a former account representative with Xerox Corporation and vice president of investment sales Leggatt McCall/Grubb & Ellis. Moylan is an executive vice president and partner with CBRE New England. He was one of the company's top 10 producers from 2002-2004 and was awarded the "2004 Retail Deal of the Year" award. Angelone is a partner in CBRE's Boston office and has been with the company since 1998. Prior to that, he owned resort retail stores and developed a number of novelty products. In 2003, he was recognized as being one of the top 200 brokers for CBRE. Pullen specializes in the disposition of office, industrial and mixed-use investment properties in the greater Boston metropolitan area and coordinates the 15-member Capital Markets team. He was previously the director of research for CB Richard Ellis N.E. Partners L.P. Fitzgerald is a first vice president and partner at CBRE's Boston office.
