Legacy Partners Commercial Inc. has purchased the Glendale City Center in Glendale, Calif., from Principal Real Estate Investors for $148.5 million.

CB Richard Ellis represented the seller in the transaction.
The 18-story building contains 407,544 square feet on four acres. It sold for $364.50 per square foot and was developed in 1991 by Homart Development.
Principal Real Estate's $148.5 million sale represents a 48 percent increase from the property's 2005 sales price of $77.22 million. In 2004, the building fetched $72 million when the Ohio State Teachers Pension Fund sold it to Tishman Speyer Properties.
Glendale is located roughly 10 miles north of Los Angeles.
Church joined CBRE in 1996 after working in Grubb & Ellis' Los Angeles office as a senior associate. He specializes in the sale and leasing of office properties in the Glendale, Pasadena and Burbank markets.
Bohlinger is an executive vice president with CBRE's Investment Properties Institutional Group. Prior to joining CBRE in 2001, Bohlinger was a senior vice president at Grubb & Ellis' Institutional Services Group and the senior vice president of W. Ross Campbell Company.
Marlow has been with CBRE since 1990 and was the Los Angeles North Office Broker of the Year in 2006. He is currently an executive vice president and is a member of the Colbert Coldwell Circle.
Greco, an associate, focuses primarily on the office leasing market of Glendale, Burbank and Pasadena. She holds a degree in Business Administration from the University of Southern California.
