11/14/2007Colliers negotiates sale of two Indiana office buildings

A joint venture between Chicago-based
ORIX Real Estate Capital and Northbrook, Ill.-based
Boulder Net Lease Funds has purchased two adjoining office buildings in Carmel, Ind., for an undisclosed price from
MetLife.

Michael Semler of
Colliers Turley Martin Tucker's Indianapolis office represented MetLife in the transaction.
Verizon, which uses the buildings as a call center and cable division operations, currently occupies 100 percent of both properties. The original north building was built in 1981 and the second was constructed in 1987.
This acquisition represents the third Verizon property sale in the past two months. Earlier this month, Verizon's
Thousand Oaks, Calif., location sold to LBA Realty. In October, Verizon sold its
Falls Church, Va., office property for $105 million to a joint venture between ING Office Fund and Tennessee Consolidated Retirement System.
ORIX recently completed the purchase of another Midwestern office property with the acquisition of a
94,846 square foot office building in Kansas City, Mo.
Wells, VP and CCIM with Colliers, joined its Investment Services team in 2001 after working as an asset manager for Mansur Investment Services. She is also a former commercial real estate appraiser for Moran & Associates and a graduate of Indiana University.
Semler is a senior VP and SIOR with Colliers and was a top producer for the company's Indianapolis office from 1999-2001 and in 2005. He specializes in the sales and leasing of office and investment properties. Semler earned his B.A. in Financial Planning from Purdue University.
