Voit Commercial orchestrates $32M sale of Orange County office portfolio

Mammoth Cypress II
USA Build, LLC has acquired Mammoth Cypress II, a four-building office portfolio in Cypress, Calif., for $32.3 million from Mammoth Equities Capital Group, the asset manager for the tenant-in-common owners.

Alan Pekarcik, Dan Vittone and Jeff Williams of Voit Commercial Brokerage and Simon Dillon of CB Richard Ellis represented Mammoth Equities. The buyer was represented by Rick Heller of Urban West Commercial Real Estate.

The portfolio of two-story buildings is located at 5796, 5815, 5836 and 5856 Corporate Avenue. All four buildings were 100 percent leased at the time of sale and contain a total square footage of 149,860 square feet. The 5796 location was built in 1988 while the 5856 property was built in 1989. The remaining two were built in 1990.

Cypress is located approximately 10 miles west of Anaheim and has a population of 49,000.

Pekarcik is a senior vice president with Voit Commercial and has been with the company since 1998. Prior to that he was vice president of acquisitions for Kilroy Realty and also a broker for DAUM/Johnstown American. He holds a degree in Business Administration from the University of Southern California.

Vittone, also a senior VP, joined Voit in 2001 after being a manager at Cushman Realty and a financial analyst with CB Commercial Real Estate Group. He is a graduate of the University of California-Los Angeles with a degree is Business and Finance. Together, Pekarcik and Vittone head Team PV.

Williams is a VP with Voit and has been with the company for seven years. He is a former sales associate with Grubb & Ellis and spent three years as an associate with Steinberg & Moorad, where he was an advisor to professional athletes. He earned a degree in Planning and Development from the University of Southern California.

The Pekarcik/Vittone team recently brokered the $22.4 million sale of the Mammoth Scottsdale Atrium East in Scottsdale, Ariz., and the $32 million sale of the Stadium Centre in Anaheim.
