KBS REIT has purchased a six-property portfolio of distribution and flex buildings in Nashville, Tenn., for $53.5 million from FirstCal Industrial 2 Acquisition, LLC, an affiliate of Chicago, Ill.-based
First Industrial Realty Trust.
FirstCal was represented by
Chris Riley and
Frank Fallon of
CB Richard Ellis' Atlanta Investment Properties Institutional Group.
John Ward,
Doug Howard and
David McGahren of
Colliers Turley Martin Tucker also represented the seller.
The portfolio contains 551,184 square feet and was originally developed by Duke Realty between 1986 and 2001. It is currently 97 percent leased to tenants such as CVS Caremark, Mercantile Properties, Southwestern Telecom, GSA, Caterpillar, Quest Diagnostics and the Metropolitan Government of Nashville.
The portfolio includes the 166,130 square foot Cumberland Business Center at 431-445 Great Circle Drive, the 42,010 square foot Riverview Business Center I at 524 Mainstream Dr., the 60,285 square foot Riverview Business Center II at 501-523 Mainstream Dr., the 75,000 square foot Royal Parkway Center I and II at 500 Royal Parkway Dr. and the 135,550 square foot Greenbriar Business Center at 2525 Perimeter Place Dr.
KBS recently purchased the 647,196 square foot
Woodfield Preserve Office Center in the Chicago suburb of Schaumburg, Ill., and the $45.8 million
Plano Corporate Center in Plano, Texas.
Riley joined CBRE in 2005 and is now an executive VP. His former employers include Trammell Crow Company for nine years and Carter Real Estate for eight. He earned a bachelor's from the University of Kentucky and a M.B.A. from Emory University.
Fallon specializes in the acquisition and disposition of office and industrial properties in the Southeast and Southwestern United States. He also was employed by Trammell Crow Company and was a senior VP with ProLogis. Fallon earned his bachelor's from Texas Tech University.
Earlier this year, Riley and Fallon brokered the sale of the three-building
Perimeter West in Atlanta and the $23.55 million sale of the
Riverview Distribution Center, also in Atlanta.
Ward joined the Industrial Team at Colliers in 1999 after leaving his post at Nashville's Aerotek. He was given the Rising Star Award in 2002 and promoted to senior associate that same year. He specializes in industrial sales and leasing and is a graduate of the University of Tennessee.
Howard is a former industrial broker with Trammel Crow Company's Nashville office. He is a member of the Smyrna First Baptist Church and a graduate of Illinois State University and Vanderbilt University.
McGahren is a former VP of office and industrial leasing for Trammell Crow Company and has also held positions at Rosewood Property Company and Jones Lang LaSalle. He is a board member of the Ronald McDonald House and a member of the Holy Family Catholic Church. McGahren received his B.A. in marketing from Texas Tech University.
