12/17/2007HFF brokers $56M sale of Houston's 1001 McKinney

Houston, Texas-based Cameron Management has purchased the historic 1001 McKinney office building in Houston's Main Street Square for $56 million from San Antonio-based USAA Real Estate Co.Susan Hill, Rusty Tamlyn and Robert Williamson of Holliday Fenoglio Fowler brokered the deal for Cameron. Built in 1947, 1001 McKinney was regarded as the first post-war skyscraper in the southwest. From 1999 to 2002, the building underwent a $19 million renovation that added state-of-the-art systems and an adjacent 12-level parking garage. The 24-story tower was 79 percent occupied at the time of sale and is currently home to tenants such as Morton's Chicago Steakhouse and International Bank of Commerce. Wrightwood Capital provided debt financing for the acquisition, which increased Cameron's Houston/San Antonio holdings to more than 1.5 million square feet.
