Marcus & Millichap has closed on the sale of two office buildings and a multi-family complex in Arizona and Washington; three deals worth $9.9 million.
In the first deal, Steve Gonzalez of Marcus & Millichap's Phoenix office represented San Diego, Calif.-based Vernadero Properties, LLC in the $2.07 million sale of 4820 South Mill Ave. in Tempe, Ariz.
Brian Smuckler, also of Marcus & Millichap Phoenix, represented the buyer, Adrienne C. Nowers of Portland, Ore. Built in 1984, the office building consists of 12,801 square feet and was sold for $161.94 per square foot.
Matthew T. Terry of Marcus & Millichap's Long Beach office represented Hawaii-based Yee Hop Realty in the $4.1 million acquisition of the ACS Building in Auburn, Wash. Tony Cassie and Michael R. Kapnick handled the negotiations for the seller, HP&T Investments.
The 25,535 square foot office building was sold for $174 per square foot with a 7.3 percent capitalization rate. It is located at 3320 Auburn Way North. The building is currently home to
Affiliated Computer Services, a Dallas, Texas-based information technologies services company.
In the third transaction, Smuckler represented Las Vegas, Nev.-based Windsong 34th Street Apartments, LLC in the sale of Windsong, a multi-family complex in Phoenix, for $3.77 million.
Red Door Group, Inc. represented the buyer, Phoenix-based
Right Place Properties.
Built in 1970, the apartment community contains 66 units on 55,400 square feet. It is situated on 2.3 acres at 1414 North 34th St. and sold at $57,197 per unit. The unit mix consists of five one-bedroom, 41 two-bedroom and 20 three-bedroom units.
