12/31/2007Triple Net acquires Wisconsin medical portfolio

Triple Net Properties has purchased the Eastern Wisconsin Medical Portfolio for an undisclosed price from
Aurora Medical Group, Inc.David Boerke and Jack Price of the
Boerke Company represented Aurora in the transaction. Financing for the acquisition was provided by
PNC Bank.
The portfolio consists of one two-story and five single-story medical office buildings located in six different cities throughout eastern Wisconsin. The buildings have a combined square footage of 153,000 and were built between 2000 and 2007. They are subject to 15-year, triple-net leases for 100 percent of the space to Aurora.
Triple Net purchased the portfolio on behalf of tenant-in-common investors.
Boerke is a principal with the Boerke Company and has been with the company in 1975. He was appointed president in 1982 and became affiliated with Grubb & Ellis in 1997 and Cushman & Wakefield in 2006. He is the chairman of the Lutheran Social Services Foundation and is a graduate of the University of Wisconsin-Madison.
Price, also a principal, has been with the Boerke Company since 1990 and specializes in tenant/buyer representation. He is on the board of directors for the People Against Childhood Diseases and is a graduate of the University of Wisconsin-La Crosse.
