The James Campbell Company of Kapolei, Hawaii has acquired the 9W Office Center in Fort Lee, N.J., for $53 million from New York City-based
George Comfort & Sons, Inc.The buyer was represented by
Hart Realty Advisors while
Jeff Dunne,
Kevin Welsh,
Jeff Oram and
David Opper of
CB Richard Ellis represented the seller.
The office center is a seven-story building containing 215,274 square feet. It is currently 95 percent occupied to 23 tenants and is connected to a four-level parking structure. It's situated on the Palisades Interstate Parkway, near I-95 and I-80.
Dunne is the vice chairman of the NYIG, a 12-person team that specializes in New York and eastern second-tier cities. He was the Gale Company's Broker of the Year in 2002 and recently arranged the sale of a
325,000 square foot warehouse in Avenel, N.J.
Oram, an associate of the NYIG, is the former CIO and vice president of corporate real estate for TSR Wireless LLC. He works on all asset classes of real estate; office, multi-family, retail and industrial.
Welsh is a first VP with CBRE and is responsible for the company's New Jersey operation. He is a member of the NYIG and has completed $500 million of commercial real estate sales in the last 18 months.
Opper is a senior vice president with CBRE and has been with the company since 1996. He has completed nearly 100 transactions worth $350 million and his client list includes Mercedes Benz USA and NEC.
