Patriot/Reading Associates, LLC, a private real estate investor, has acquired two medical office buildings in Las Vegas, Nev., for $11.75 million from Venture Corporation.
Jason Lesley and
Bridget Richards of
New Growth Commercial Real Estate brokered the deal.
The two-story surgery centers are situated on 2.38 acres at 3820 S. Hualapai Way and 10195 W. Twain Ave. They contain a total of 26,872 square feet and sold with a 6.44 percent capitalization rate. Financing was sourced through the Community Bank of Nevada.

recently sold a 79,000 square foot flex building in Franklin, Mass., for $10 million.
Richards is a broker and the founder of New Growth Commercial. Prior to founding the company she was instrumental in integrating the office/industrial condo concept to Las Vegas while at Shea Commercial. She has closed over $57 million in sale and lease transactions and is the founder of the ELITE Networking Group.
Since 2007, Lesley has served as president of investment services with New Growth Commercial. He specializes in commercial property investment sales of retail, office, industrial and multi-family properties. Prior to joining New Growth he was employed with Grubb & Ellis and CB Richard Ellis and Homestore, Inc.
