JLT Group puts Tritech Office Center in Minneapolis on the block for $17.35M

St.Paul, Minn.-based JLT Group has placed the Tritech Office Center in Minneapolis on the sales block with an asking price of $17.35 million.

Howard Wiese and Andrew Lorenz Goll of Marcus & Millichap have been hired to market and sell the building.

The Tritech building is located directly across the street from City Hall at 331 Second Ave. The nine-story building contains 115,434 square feet and is being offered for $150 per square foot. It features four connections to the Minneapolis Skyway System, an 8-mile pedestrian walkway that connects 80 blocks of downtown office buildings, parking ramps and theaters.

It is currently 90 percent occupied to tenants including law firms, government offices and data/telecommunications companies, such as American Fiber Systems, AT&T, Bloomberg, CP Telecom, McLeod USA, Qwest, Time Warner Cable and Verizon.

JLT Group is a privately held investment firm which focuses primarily on real estate assets in the Twin Cities area.
