4/3/2008Cassidy & Pinkard brokers $62.5M sale of two D.C. office buildings

Bethesda, Md.-based Guardian Realty Investors, LLC has sold 1000 and 1010 Vermont Ave., two office buildings in downtown Washington, D.C., to Boston, Mass.-based Pembroke Real Estate, Inc. for $62.5 million. Bill Collins, Paul Collins and Drew Flood of Cassidy & Pinkard Colliers represented Guardian Realty in the transaction. The two office buildings contains 141,821 square feet and are located adjacent to each other on the corner of K Street and Vermont Avenue. The 1000 location was built in 1950 and renovated in 1985. It contains 78,000 square feet. The 1010 building was built in 1927 and renovated in 2001 and contains more than 63,000 square feet. The acquisition marks Pembroke's third and fourth acquisitions in the nation's capital. An affiliate of Colliers International, Cassidy Pinkard offers commercial real estate services primarily in the Washington D.C. area. The three-man team recently brokered the $62.5 million sale of Shirlington Gateway in Arlington, Va., to Choi Companies, LLC. Address: 1000 & 1010 Vermont Ave. NW, Washington, D.C.
