Sperry Van Ness has brokered the sale of an industrial building in Illinois, a restaurant in Ohio and an apartment community in North Carolina for a combined price of $11.26 million.
In Romeoville, Ill., Tom Vincent negotiated the $5.11 million sale of a 73,750 square foot industrial building to a locally-based investor. The seller, a Chicago-based limited liability corporation, was represented by Jason West and Sean Henrick of
Cushman & Wakefield.
The building was built in 1995 and is situated on three acres of land at 1265 Naperville Drive. It is 75 percent occupied and Vincent has arranged a 10-year lease for 50 percent of the property.
In Columbus, Ohio, Vic Voinovich represented
Hoggy's Barn & Grille in the $3.17 million sale/leaseback of a 6,244 square foot restaurant property. The buyer, a Los Angeles-based investor, was represented by Uri Rodan of
ANR Asset Management.
The building is located at 8740 Sancus Blvd. and was originally built for Hoggy's, which has six other establishments throughout Ohio. It sold with an 8.5 capitalization rate and is situated on two acres.
In the third transaction, Jim Juhl represented ARC Realty, LLC in the $2.98 million sale of the 85-unit Stonewall Jackson Apartment Homes in Charlotte, N.C. The buyer, VP Charlotte, LLC, was represented by
Southern Commercial Real Estate, LLC, a subsidiary of SVN.
The Stonewall Jackson Apartments are situated on 14.3 acres at 5751 Airport Drive. The complex was built in 1941 and recently underwent $750,000 in renovations. It was 97 percent occupied at the time of sale.
