Irvine medical office building brings $13M

Bristol Park Medical Plaza

Yorba Hawthorne, LLC has purchased the Bristol Park Medical Plaza in Irvine, Calif., for $13 million in a 1031 Exchange from Sanderson J Ray.

Both parties in the deal were represented by Dennis Vaccaro of Faris Lee Investments.

Built in 1990, the building contains 28,365 square feet and is located at 250 E. Yale Loop. It is currently leased to five tenants including Bristol Park Medical, which leases 17,242 square feet, and Irvine Diagnostics, a company that leases 7,330 square feet. The building sold for $458 per square foot with a six percent capitalization rate.
