by Eric RamsdenMarcus & Millichap has been hired to market and sell a 35,000-square-foot retail building in Broomfield, Colo., that is currently leased to footwear retailer DSW. Marc Strauss, a VP in the firm's Fort Lauderdale, Fla., office, is representing the seller of the property, which has an asking price of $16.45 million, or $470 per square foot. The building is located at the entrance of the Flatiron Crossings Mall at 595 Flatiron Blvd. and is being offered with a 7.02 percent capitalization rate. Built in 2001, it is situated on 3.3 acres and has nine years remaining on an original 15-year, triple-net lease. "This property provides an investor with an excellent opportunity to acquire a national brand name retail store located near Denver that continues to perform well even as other retailers struggle with store closures and bankruptcies," Strauss said.
