10/10/2008Cole Real Estate pays $180M for Florida retail center

Cole Real Estate Investments has purchased Winter Garden Village, a newly-built retail center in the Orlando suburb of Winter Garden, Fla., for $180 million.
The retail property is located at 3251 Daniels Rd. and contains 1.1 million square feet. It is currently occupied by tenants including Best Buy, Sports Authority, Ross, Barnes & Noble, Staples, Petsmart, Old Navy, Beall's and Marshalls.
"Winter Garden Village represented a unique opportunity to acquire one of the best new retail power/lifestyle centers in the country," said John Cona, director of acquisitions for Cole Real Estate Investments. "Despite today's challenging market conditions, Cole is uniquely positioned to capitalize on opportunities ahead and continue to pursue assets of similar quality to Winter Garden Village."
The acquisition was financed by a $139.4 million, seven-year loan with Northwestern Mutual Life Insurance Co.
"Our loan with Northwestern Mutual is a significant achievement, which highlights Cole's ability to develop new lending relationships and work with non-CMBS financing sources in the midst of the major disruptions in debt capital markets," said Ray Silliere, vice president of structured finance for Cole Real Estate Investments.
