1/6/20097-building industrial portfolio sold for $27.3 million
by A portfolio of seven industrial buildings in northern California's Central Valley has sold for $27.3 million to four separate buyers.
Sellers Save-Most Alicia Hills, Ltd, and Foremost MacArthur Park were represented by
Voit Commercial Brokerage, which also assisted the sellers when they purchased the properties in 2005.
The seven properties are located in the 2,000-acre Beard Industrial District in Modesto, Calif., about 85 miles east of San Francisco Bay. Totaling about 884,754 square feet, the properties range in size from 51,676 to 231,101 square feet. They include:
* 214 Wieland Ave., a 154,818 square-foot industrial building, was acquired by Amir Development, an investor.
* 601 Riverside Ave., a 231,101 square-foot industrial building, was also acquired by Amir Development.
* 427 Doherty Ave., a 67,500 square-foot industrial building, was acquired by Benjamin Steele, an owner/user.
* 501 and 533 Doherty Ave., a 51,676 square-foot industrial property and an 82,500 square-foot industrial property respectively, were acquired by SaveMart Supermarkets, an owner/user.
* 2336 Doherty Ave., a 171,250 square-foot industrial building, was acquired by Amir Development.
* 2105 Nathan Ave., a 126,000 square-foot industrial building, was acquired by Dr. Stephen Endsley, an owner/user.
Tenants include G3 Enterprises, a provider of beverage packing products and services; Silgan Containers Corp, the largest metal food can supplier in North America; and Bell Carter Foods, Inc, the largest table olive facility in the United States.
