5/22/2009Two Manhattan mixed-use properties command for $5.126M
by United Prime, LLC has purchased two adjacent, mixed-use buildings totaling more than a combined 18,300 square feet in New York, N.Y., from the Estate of Titania Tarwid for $5.126 million. Massey Knakal's Vice Chairman John Ciraulo represented both parties in the transaction. Located at 329 and 331 Lexington Ave., the property sits on the southeast corner of Lexington Avenue and East 39th Street in Manhattan's Murray Hill neighborhood. 329 Lexington Avenue is a five-story building containing approximately 5,738 square feet. This walk-up building consists of six residential apartments and one retail space that is occupied by a lounge with approximately five years remaining on its lease. There are six apartments above the retail with one vacancy. 331 Lexington Avenue is a seven-story, corner building containing approximately 12,600 square feet. This building has an elevator and consists of 12 residential apartments, with a restaurant and a delicatessen on the ground floor.
